Located in Freguesia de Santo António, Andaluz 11 real estate development is at the same time as near and as far from the city center as one could desire.

A few steps away it’s surrounded by every facility that the city has to offer for a daily need. Parks, schools, shops, restaurants, healthcare services and public transports are accessible in the nearest vicinity.

A walk in the serene Parque Eduardo VII or a visit to the shops at Avenida da Liberdade are both possible within 10 minutes walking.

Entering in Rua de Andaluz, the street where the building is located, we feel as we had left the scale of the big city to settle in a quiet village, secretly hidden in the center of the Capital.

The facades of the buildings on each side of the street, most of which dating back to the 19th century, take our imagination to ancient times and stimulate our senses to the beauty of Lisbon's history.

Rua de Andaluz is one of the last streets of medieval formation that remained in this part of the city, after its urban expansion to the North, in the late 19th century.

So, it differs from its surroundings in shape and size and in intensity of the traffic, giving it a unique atmosphere of serenity.

the project

Real estate development Andaluz 11 is born out of the transformation of a building, which origins date from the late 19th century, located in the number 11 of Rua de Andaluz.

"To build the new and valuing the old" was the goal of a rigorous team of professionals committed to creating a building that relates heritage with modernity through the highest criteria of architectural and construction quality.

The project comprises five new apartments within an expansion and renovation of the historical building, made out to provide the highest standards of comfort and accessibility for habitation in this day and age.

Secular and noble materials were applied throughout the intervention, creating a smooth and discreet transition between the new architectural elements and the original identity of the building.

Lioz stone for the wet areas, solid wood planks for the main living areas along with Water Evolution stainless steel faucets and SMEG equipment for the kitchen where carefully selected in order to establish a graceful conversation between the new and the old.

The large windows that lighten the interior space, made out of wooden frames and shutters, overlook the green patio at the back, or the traditional tiled façades across the street.

The project includes three different apartment typologies, seeking to meet its future residents’ different needs.

A 4x bedroom apartment with ownership of a patio with a swimming pool, two 2x bedroom apartments on the first floor, and two duplex 3x bedroom apartments distributed in the second and third floor make up the total set of the complex.

Each apartment was designed to benefit from the largest living area possible and all have central heating and cooling system, garage storage rooms and indoor car parking.
